Creaking doors are great for haunted houses and scary movies. They're bad for getting Top Dollar, for they send a message that this is a tired old house.

Buyers spend a little over a minute  standing at the front door while the agent gets the key. This is 5% of the time a buyer will spend at your home.

Maximize this opportunity and do something special at your front door.

 

Top agents stress the importance of curb appeal and enticing a buyers imagination, because they know these homes sell faster.

If nothing strikes you as you’re walking up to your front door.  You’re in Trouble

 

The front door area should be something special. Buyers should be enticed to see more of the home; to see what’s beyond your front door. Set the stage right away by creating a warm and welcoming entry.

Is your entry area

Colorful plants and flowers are great for establishing the right ambiance.

  • Have several plants and flowers sit about, with differences in size and texture.
  • Potted plants are nice because you can move them around until you get the right look. Many pots themselves are decorative and attractive.
  • Wreaths on the door or entry area look great.
  • Hanging potted plants are charming.    

Striking Front Doors

 

A fresh coat of paint, high gloss, on a faded door will make it look fabulous.  It’s like a new door. Varnished doors that are restained or revarnished look great.

Faded doors or paint peeling off of doors tells the buyer that you do not maintain your home very well. Damaged or beat-up doors need to be replaced.

 

New front entry doors can make a home more stylish and be very striking. Solid wood with leaded glass is very popular with professional decorators and home stagers.

Is the key under the mat?

Although the key is not under the mat, you need to check the condition of the matt. New mats look great and in bad weather mats are a real necessity. Avoid the trendy mats with pictures of French cafes or pretty colored flowers – stay with the traditional.

 

As a minimum

  • Newspapers and trash picked up.
  • Entry lights work and no broken glass panes or missing parts.
  • Door matt in place and clean.

Striking  Door  Hardware

Polished and shiny hardware is impressive. Check the style – is it appropriate for the architectural style of the home. Colonial hardware on a modern home doesn’t fit. Damaged and out of date hardware should be replaced by new and more current styles.

 

Check that the threshold is OK and secured in place; that no hardware is loose, damaged or missing.

 

Squeaky doors oiled – creaking doors says “This old House.” These type of noises give the impression that the house is old and it may need lots of repairs. Not an image you want to start out with.
