Focal Points

You may have several focal points in your dinning room. Perhaps:

    Center piece on table
    Large hutch
    Unique mirror
    Window with view
    Fireplace
    Piano
    Large picture
    Unique art piece

 
If it doesn't shine

Silver should be polished so that you can see your reflection and glassware should glisten.

How High

Hanging light fixtures above your table should be a minimum of 30 to 33 inches above the table for an 8 foot ceiling.

Higher ceilings, you may wish to go 34 to 38 inches.

These are general guide lines. Adjust for the size of fixture, the room and the ceiling height.

Yes but No!

Set (stage) the dining room table for a formal or festive dinner. Like you're just getting ready to entertain friends or have a wonderful dinner party.

However, avoid actually having these events. Have them at other peoples home or eat out. You never know when your home is going to be shown and buyers are uncomfortable with lots of people about.

Choose a theme

Stimulate the buyers’ imagination of family gatherings, happy holidays, enjoyable evenings with friends and intimate dinners. Do this through setting tablescapes.  What type works best for you?

  

  • Formal sitting with silver, crystal, ….
  • Extravagant dinner party

 

  • An intimate dinner for four
  • Romantic dinner for two

Base your decision on table and room size. Also think about what type of dishes, glassware and silverware you have. You may need to go out and buy a few things like, new candles, napkins or napkin rings.

Furniture

Are there too many large pieces of furniture in the room?  This will make the room look small or crowded.  If so, remove one or two pieces of furniture and send them to storage.  Now the room looks larger and the home more spacious.

 

After removing several large pieces of furniture the room may appear a little sparse to you. It's normal for sellers to fell way.  Consider  adding a tall potted plant in one corner if the room feels unbalances or space.

 

Dining table and chairs

If the table appears too large or makes the room look crowded and there is a leaf or two in the table, then remove the leaf.  Now the table is smaller and the room is larger.  Check out the chairs.  Could two or more of the chairs be removed, if so again the room will appear more spacious.

 

While checking out the chairs, look to see if the cushions look like someone just ate off of them.  Are they stained, dirty or damaged?  If so, have a carpet cleaning company clean the fabric covered chair seats and the damaged chairs repaired.

 

Polish the furniture and table until you can see your reflection.
 


Lighting

A bright, cheerful dining room is a delightful place for entertaining.

 

Natural light psychologically enhances one's mood and happiness.  It makes for a brighter day and a happier tour of your home.

 

Heavy drapes may block out natural light and make the room look dingy and old fashion.  Review your blinds, metal and old blinds should be removed or replaced with stylish ones.  The same is true with the drapes.

 

Lights should have the maximum wattage light bulbs approved for the lighting fixture.  Burnout bulbs replaced.  Glass lenses should sparkle and the metal parts be polished.

 
 


Dramatic Centerpieces

Beautiful centerpieces create strong focal points.

 

Fresh flowers or fresh flowers and candles are great.  Dramatic effects of color and texture using these will be striking. 

 

Size the centerpiece to reflect the size of the table and room.  Make it proportional.  A single rose on a table set for eight in a large room will not carry the day.  Larger tables in large rooms require centerpieces with mass and at times height.

 

Romantic setting for two should not be too tall or massive, for lovers must gaze at one another's eyes.  Their view should not be blocked.
