The old saying "Don't shoot yourself in the foot" really applies to people who work from home.

Why?
Their desk is often messy.
They have too much office equipment setting about.
The closet is packed full.
The wall decor stinks.
There are enough cables and wires about to hang yourself.

And if that's not enough. Buyers are uncomfortable looking around when you're present, so they leave before thoroughly seeing your house.

Clear out the office and take some time off. You'll make more money by preparing  your home for sale.

Next to the garage, home offices seem to rank high on clutter, and if there were “fashion police”, many sellers would be arrested immediately and hauled away on the spot.

 

A common example of this is framed certificates on home-office walls.  Certificates and pictures for “attending the annual office party or golf tournament"; the “#1 best sales effort in the second week of the fourth quarter; or certified as…….”,   On June 12, 19…..

 

These are not staging items, they're distracting, of no real interest or benefit to the buyer and should be removed immediately -  all of them!!  A tasteful print or set of pictures will look much better on the walls.

If you can't keep your home office looking uncluttered and neat, then you may have to find a new office for yourself.

It is time to change your office looks, not for eternity, but for a short period of time. Use your imagination and creativity; figure out how to have only one or two items on your desk and filing cabinet.

 

Desks should look like the ones in a furniture store show room.

 

Polished and clear of clutter.

 

  • File should be put away, not laying on the desk and cabinet tops.
  • Staplers, pencil sharpeners, paper clip holders, and extra phones removed.

 

  • Cables, phone wires and extension cords out of sight or removed.
  • A minimal amount of fax machines and printers, and extra CPUs stored away.

 

  • Damaged desk, chairs, bookcases, need to be removed or repaired.
  • Manuals, trade magazines and phone books out of sight.

 

  • Office supplies put away or stored.
  • Bookcases staged and extra filing cabinets stored.

 

  • Folding tables removed

The majority of offices have way too much furniture and office equipment, so plan on moving some out now, possibly to storage.
 


Add

  • Vases with fresh flowers on the desk or low filing cabinets.
  • Screensaver on your monitor showing a pleasant nature sequence seen.
  • Soft music from the computers speakers

 

When an office or desk is cluttered, the room looks smaller.  The potential buyer may think he needs to find a larger home, one that will hold all of his “stuff”.
