“Sell for Less”
Vacant, unstaged, homes are usually listed
on the market at the same price as an occupied
one. Agents and sellers will look at
what homes of similar size and
features are listed for, and then list
the vacant home at that price. The
problem is that buyers initially offer
10 to 15% less for a vacant home than
they do for one that is lived in.
Therefore, you have to try to negotiate
up to a fair price much further than you
would if the home was occupied. On top
of this problem, vacant homes tend to
stay on the market longer.
Why? Three main reasons:
The home feels cold and empty - no emotional appeal.
It does not show well - all the imperfections stand out
like a sore thumb.
Sellers think your under a financial strain - probably
making two payments.
