Buyers decisions are based on two things
The final decision on whether a buyer
makes an offer on your home will not be
based on logic or common sense, but will
be based on emotions. You could say
the logical or reasoning part of the
buying process, which deals with the
features of the home have already been meant. Features, such as the number of
bedrooms, bathrooms and size of the garage.
These are what the buyers logically
think
they need or have set as minimum
requirements.
The
Features verses the Emotional Appeal
When buyers start looking for a home
they know their requirements and
through their agent and the MLS will
find
yours and a whole group of other homes
that meet these requirements. They even
have a price range they're looking in.
Your home home falls in this range, that
is why it is being shown to them. So if
your home really appeals to a buyer, and
has strong emotion appeal, such as sex appeal, you should
have a deal. Price will not be a
problem.
Why
does price become a problem?
The basic
reason price becomes a problem and
sellers want to negotiate, is that the
emotional appeal of your home is
lacking. It does not stand out above
that of your competition. Your home is
just acceptable, but not exciting
or in the "I just love this home"
category. Therefore, if they don't get
yours, there are tons of other homes out
there for them. |
